A city also needs spaces for accessible cultural, leisure and commercial activities, services that benefit the neighbourhood and pioneering projects.

Existing buildings and those that will be demolished in the medium term play an important role in this context. The distinctive former administrative building at number 1080 on what will become Rosentalplatz could be used for restaurants, cafés or as an information centre, for example. The ground floor of the historic apartment building at number 1078 could also be used in similar ways.

There is similar potential for such spaces on the ground floor of the building at number 1055, in particular, which will remain intact for the next 10–15 years or so. In the medium term, the IWB heating and power plant will be considered as a potential event space following decommissioning. Where possible, additional spaces will be created in buildings left empty because they've been earmarked for future demolition.
