THE NEXT STAGES IN DEVELOPMENT.

Rosental Mitte is not one project in the usual sense, instead, it’s a multitude of projects that are developed depending on the actual demand and thus each project has different timelines. The urban development concept is therefore a vision of a possible development.

Since March 2021, construction work has been taking place for the ‘South site opening’, which can be seen from Rosentalstrasse, at Sandgrubenstrasse. It will lead to the first partial opening up of the Rosental Mitte site and is being coordinated with the renovation work on building 1045. Once the renovations are complete (scheduled for July 2022), Sandgrubenstrasse will also be opened and connected with Riehenteichstrasse to form a public space.

Placeholder building 1010 is being dismantled as of mid-May 2021. This is necessary in order to clear the way for a connection between Schwarzwaldallee and Rosental Mitte. The listed façade of building 1001 (also known as building 1) will be exposed as a result, and subsequently restored in line with historic preservation guidelines. Construction work will continue until roughly the start of July 2021.

The demolition of what is known as construction site A will commence in the first quarter of 2022 and, among other things, will clear space for the construction of ‘Haus 6’. The demolition work is set to continue until winter 2024. Residents and tenants on the site are kept abreast of events on an ongoing basis.

A single-stage project competition with a pre-qualifying phase was put out to tender for the project planning of ‘Haus 6’. Thirteen planning teams have qualified. This project competition will run until summer 2021. Planning work is expected to start in winter 2021 and construction work is scheduled to start at the end of 2024. ‘Haus 6’ is due to be finished by the end of 2027. For this purpose the buildings 1038, 1065, 1030, 1037 and 1098 are being dismantled.
