During the first few years, the focus will be on opening up the site and renewing Rosental Mitte as a business location. There is currently demand for office space, service companies and - especially in connection with the life sciences sector - space for research such as laboratories. The first set of new buildings will create a publicly accessible cluster of educational institutions, including the university and various laboratories.
The wide variety of housing planned has the potential to accommodate around 2,200 residents. There will be housing available in a broad range of price segments. A third of the housing built will be affordable housing. Buildings on Maulbeerstrasse and Rosentalstrasse that were once residential will again be used for housing.
The ground-floor units at the most important junctions are primarily intended to be used for activities such as cafés, restaurants, bars, shops, gyms, event spaces, daycare centres, healthcare facilities, spaces for private events. Further the option of creating interesting rooftop spaces is given.
